Diaspora buyers are the most motivated in the market — and, unfortunately, the most targeted by fraud. Distance is the scammer’s best friend. The good news: every diaspora scam relies on the same shortcut, and every safe purchase closes the same gap — verification you control from abroad.
1. Build your team on the ground
Appoint your own conveyancing advocate — not the seller’s or the agent’s. Where you cannot sign in person, grant a specific, written power of attorney to a person you deeply trust, limited to the exact transaction. A broad, open-ended power of attorney is dangerous; keep it narrow and time-bound.
2. Verify remotely — the same rigour, from anywhere
- Insist on an official land search that your advocate conducts — not documents the seller sends.
- Get the registered index map and an independent surveyor to confirm the plot on the ground.
- Have someone you trust physically visit the property and send live, dated video.
- For off-plan, verify the developer’s track record and tie every payment to verified construction milestones.
3. Move money safely
Pay through your advocate’s client account, in stages, against verified milestones — never a lump sum to a personal account before a search. Keep a clean paper trail for every transfer; it protects your ownership and your tax position. Beware anyone who pressures you to "secure the deal today" with a fast wire.
4. Plan for after the purchase
Think about who will manage the property, how rent will be collected and remitted, and your rental-income tax obligations in Kenya. A verified property manager and clean records turn a remote asset into genuine passive income rather than a long-distance headache.
