A Renter's Guide to Nairobi: Deposits, Leases and Your Rights

Know the deposit norms, what belongs in a lease, your notice rights, and how to view safely so you never lose money to a rental scam.

Renting well in Nairobi is mostly about avoiding two things: bad terms and outright scams. Both are preventable if you slow down and insist on the basics.

Deposits and what they cover

Landlords commonly ask for one to three months’ rent as a deposit, plus the first month upfront. The deposit is refundable against damage and unpaid rent — so document the condition of the unit (photos and a written inventory) on the day you move in, and again when you leave.

What a proper lease should state

  1. Rent, due date, and how increases are handled.
  2. Deposit amount and the exact conditions for its refund.
  3. Notice period for both sides (one to three months is typical).
  4. Who pays service charge, water, garbage and repairs.
  5. Rules on subletting, pets and alterations.

Your rights

A tenancy agreement is a contract — a landlord cannot simply evict you or seize property without following due process, and unfair terms are not enforceable. For lower-rent premises, the Rent Restriction framework offers additional protection. Keep receipts for every payment; they are your evidence.
